IPUT Real Estate, Ireland’s leading property company and the largest owner of offices and logistics assets in Dublin, announces it has let two floors at Carrickmines Park to the HSE, Ireland’s national public health service, and Thérapie Clinic (‘Thérapie’), Europe’s leading medical aesthetic clinic.

The HSE has signed a 15-year lease for 33,000 sq. ft. across the two floors at the Iveagh Building at Carrickmines Park. Speaking about this development, Martina Queally, Chief Officer, HSE Community Healthcare East said:

Community healthcare services in Ireland are undergoing a period of significant investment and change. Pursuant to the government’s Sláintecare vision, we are working towards delivering a programme of Enhanced Community Care which involves re-orientating services towards community settings and reducing dependency on our acute hospitals. We look forward to taking up residence in Carrickmines Park to support our expanding workforce to continue the rollout of this new model of care.

Thérapie will also be expanding their existing presence at Carrickmines Park. In addition to the fertility clinic, they already have in Carrickmines, Thérapie have also agreed to let 2,500 sq. ft. at the Iveagh Building. They are currently undertaking their fit-out and will take up occupancy in Q3.

The HSE and Thérapie join Woodies, Smyth’s Toys, IKEA, and Harvey Norman as occupiers at Carrickmines Park, which is now fully let.

Kellie O’Brien, IPUT Real Estate Senior Asset Manager, commented:

We are pleased to announce the letting of over 35,000 sq. ft. to the HSE and Thérapie. The success of these long-term partnerships is a result of our continued investment in Carrickmines Park where we continue to enhance both the visitor and occupier experience and strengthen its position as Ireland’s leading out-of-town retail park.

In particular, the letting to the HSE, one of the largest deals for suburban office this year, reflects the attractiveness of Carrickmines Park as a destination and further affirms our view of the resilience of out-of-town parks as an asset class.

IPUT’s Investment in Carrickmines Park

In Q4 2021, IPUT continued its €7 million investment programme at Carrickmines Park, completing and opening the Ballyogan link road, which provides improved vehicle and cycling access for customers and a direct pedestrian connection from the Ballyogan Wood Green line Luas stop. The addition of the new road follows improvements to cark park facilities and wayfinding signage during 2021. IPUT will continue to invest in Carrickmines Park, Ireland’s premier retail destination, in 2022 adding a new amenity building, an additional café and more public restrooms.
