The refurbishment of Fifteen George’s Quay is nearing completion with the mechanical and electrical services being commissioned and the finishes being applied to the reception and cores.
The planting to the shared roof garden and terraces has been completed and installation of the roof finishes and ground floor paving is in progress.
We are on track to reach project completion in early July, and we have already granted early access to allow tenant fit-out to commence.
30,000 sq ft has been pre-let to Aon Ireland and the remaining space is reserved. The 1,900 sq ft #café is being actively marketed by Holly Collis-Lee of @savills.ireland

We are pleased to launch a new partnership with @immaireland that brings Living Canvas, Europe’s largest outdoor #digitalart screen, to its grounds in Kilmainham.
Having successfully presented Living Canvas at Wilton Park and the Tropical Fruit Warehouse since 2021, the large-scale outdoor #publicart screen will now be located on IMMA’s front lawn for two years, allowing visitors and the wider community to enjoy a vibrant programme of artworks by Irish and international artists in the museum’s beautiful surroundings.
The Living Canvas at IMMA programme opens on 13 June with the screening of renowned American artist Bruce Conner’s iconic work CROSSROADS. This will be followed by the premiere of Irish artist Clare Langan’s epic new work Alchemy, 2023, screening from 2 July.
Our Chief Executive, Niall Gaffney, commenting on the partnership said “IPUT Real Estate is a long-term investor in Dublin, and we are committed to creating a space for #culture in and around our buildings. We aim to ensure Dublin remains an attractive and vibrant place to live and work. We also want to provide artists with the space to create work and the platform to display it in the city. We are proud to have previously displayed the work of 120 artists at two of our city-centre locations. Living Canvas at IMMA is the next stage in this initiative and we are excited to become part of creating a radically public space on the grounds of IMMA.”

Since 1994, this honour has celebrated those who have significantly contributed to the Academy and the arts in Ireland, past recipients include philanthropists Sir Alfred Beit, Lewis and Loretta Glucksman, arts activist Anthony Cronin, and actor Gabriel Byrne.

‘Making Impact’ is a five-year social impact research project. Together with design experts, @hassell_studio, PRD, and Gehl, we are using our Wilton Park development as a live case study. In the spirit of the research, it was important for us to give first sight of the year one findings to the people who work and live at Wilton Park. ‘Making Impact’ will provide a benchmark and methodology to measure impact investing in the real estate sector - a piece of research that will have global application.
Our Chief Executive, Niall Gaffney said: "There is a growing body of evidence, globally, that speaks to the value of impact investing, but we believe this is a first. A dedicated five-year research study undertaken at scale and rooted in a living case study."

We are pleased to confirm the appointment of @maylimltd as the main contractor for the @wilton_park_dublin restoration works. Maylim has completed similar projects, including the King's Cross Masterplan and Regent’s Place campus in London.
The team has been onsite since the park’s closure in May this year and is carrying out an extensive upgrade to the area. The lawned areas will undergo a renewal process that includes the implementation of improved drainage, enhanced soil quality, and re-turfing. A wide variety of mature shrubs and herbaceous plants will be integrated into the park to promote #biodiversity and year-round visual interest. New seating areas will also be introduced along the reconstructed footpaths, providing visitors ample opportunities to relax and enjoy the new surroundings. Furthermore, the team will restore the original fountain to full working order.
We look forward to keeping you appraised of the progress and welcoming you back to the park in Spring 2024.

We’re working with @algoodbody LLP on the delivery of our first #netzerocarbon office building at 25 North Wall Quay. This building will look and feel completely new with the addition of two floors and a wraparound terrace.
It will be powered by 100% #renewable electricity with onsite solar panels and a heating and cooling system that’s extremely efficient. Therefore, despite it increasing in size by 35% it will use 67% less energy.
We’re reducing the amount of #carbon we create during construction by retaining 75% of the old building’s structure, so we can reuse materials such as concrete and steel, saving thousands of tonnes of carbon while supporting the #circulareconomy.

Maximising onsite #renewableenergy will be key in achieving our #netzero2030 target and ensuring that our portfolio is positioned to perform efficiently and remain attractive to occupiers for years to come.
This summer, we are installing rooftop #pvpanels on our buildings at 2 Hume Street, 46 St. Stephen’s Green, 47-49 St. Stephen’s Green, The Exchange, and No. 3 Dublin Landings. By doing this we are reducing electricity demand from the national grid, reducing operational costs for our occupiers, and reducing #carbonemissions from our buildings.
This is another milestone on our way to achieving 1 million kilowatt hours of on-site renewable energy generation in our portfolio and moves us further along our pathway to #netzerocarbon.

Quickly becoming a key part of Dublin's arts infrastructure - a public and democratic arts space for art lovers, residents, and visitors - Living Canvas was the largest #digital screen in Europe to be solely dedicated to the arts, and only the second of its kind in the world.
Wilton Park is currently closed for restoration works which include the dismantling of the screen. Subject to license, we look forward to announcing the next chapter of Living Canvas soon.

Through the use of glue-laminated #timber we have made significant carbon savings, reducing upfront #embodiedcarbon emissions to 328kgCO2e/m2. We’ve delivered an extremely efficient unit for operation, with 154,000kWh of electricity expected to be generated each year. This helps to power this logistics building, which has been designed to use only 25kWh/m2.
This development represents a testament to our commitment to #sustainability and forward-thinking solutions that pushes the boundaries of what's possible in logistics development, making a positive impact on both our industry and the #environment.

We are proud to announce a three-year partnership with basis.point and Business in the Community Ireland (BITCI) to support BITCI’s 'Time to Grow’ programme. This is an #education and #workplace initiative for young people that will provide valuable work experience and work placements for Leaving Cert students in #dublin.
Each year, the programme will provide 100 work experience places for two students from each of the 50 DEIS schools in Dublin and 20 paid work placements for Leaving Cert students from the North-East Inner City.
We believe in the power of #education and the impact it has on our future. In supporting this programme, we have the opportunity to bring occupiers and the wider community together to help bridge the gap between education and employment and provide students with the tools and experiences they need to succeed in their careers.

As a fifteen-year-old asset, the majority of this building’s plant and equipment was reaching the end of its economic life and its comfort and environmental performance was below the standard of newer assets. In early 2022, we commenced a substantial upgrade which included the following:
- replaced gas boilers and chillers with heat pumps in order to degasify the entire building’s heating and cooling systems
- installed PV solar panels to help generate onsite energy
- upgraded the BMS to better control the smart systems
- we also carried out an extensive upgrade to onsite occupier amenities and signage
Following this significant upgrade, we are targeting LEED Operations and Maintenance Gold certification.

Upon completion in Q3, Styne House will be transformed, and the highlights will include a new façade design incorporating twisted anodised bronze and low-glare glass, improved activation and connection of the building with the street by means of a new café, and enlarged ground floor reception area.
